What can you expect from a stock fund? That depends on how bullish the fund is, and whether you get a bull or a bear market next. That dichotomy is behind the fund rating system that Forbes has used since the early 1960s. We award separate performance grades for bull and bear markets. We think it�� more informative than the usual straight-line performance history.
Here�� what�� wrong with just comparing funds over some fixed number of years: Unless your measurement period happens to cover a full market cycle, it�� likely to give you a very distorted view of the abilities of the fund manager. Just now a five-year performance comparison would make any high-risk fund look devilishly clever. But that sort of fund is likely to get killed in the next correction

Single-Family business and Capital Markets group securitize and purchase primarily single-family fixed-rate or adjustable-rate, first lien mortgage loans, or mortgage-related securities backed by these types of loans.
The Company securitizes or purchases loans insured by Federal Housing Administration (FHA), loans guaranteed by the Department of Veterans Affairs (VA), and loans guaranteed by the Rural Development Housing and Community Facilities Program of the Department of Agriculture, manufactured housing loans, reverse mortgage loans, multifamily mortgage loans, subordinate lien mortgage loans and other mortgage-related securities. The Company�� multifamily guaranty book of business consists of multifamily mortgage loans underlying Fannie Mae MBS and multifamily loans and securities held in Fannie Mae�� mortgage portfolio. It funds its investments primarily through proceeds the Company receives from the issuance of debt securities in the domestic and international capital markets. Its business activity is focused on making short-term use of its balance sheet rather than long-term investments. Activities Fannie Mae is undertaking to provide liquidity to the mortgage market include whole loan conduit, early funding, real estate mortgage investment conduit (REMICs) and other structured securitizations and dollar roll transactions. Whole loan conduit activities include its purchase of both single-family and multifamily loans principally for the purpose of securitizing them. During the year ended December 31, 2010, it was engaged in dollar roll activity. Interestingly, though, this analysis doesn't mention an important factor: Increasingly over the past decade, major mortgage lenders haven't held onto their loans but rather have sold them on to government-sponsored enterprises Fannie Mae (NASDAQOTCBB: FNMA ) and Freddie Mac (NASDAQOTCBB: FMCC ) . During the housing boom, mortgage lenders Bank of America (NYSE: BAC ) and Citigroup (NYSE: C ) didn't perform as well as they did because they were securing particularly high margins on their mortgage loans. Rather, they collected transaction-based income by immediately reselling conforming loans to Fannie and Freddie, often retaining streams of income from risk-free mortgage-servicing rights without keeping any liability for potential loan default. Even now, Wells Fargo (NYSE: WFC ) relies on strength in mortgage-related income, and decreases in refinancing activity pose a threat to income growth in future quarters -- although unlike many of its peers, Wells has actually retained a good portion of its loans on its own books.

Eagle Ford Shale
The Eagle Ford Shale, located in South Texas, is the unconventional oil plays in the United States. The Eagle Ford formation in La Salle County has up to 125 feet of net thickness, making it some of the prolific acreage in the area. Due to its high carbonate content, the Eagle Ford is also brittle, and delivers high productivity when fractured, with initial 30-day oil equivalent production rates up to 1,100 barrels of oil equivalent! per day.. The Company as of september 30, 2013, has 97,689 net acres in the Eagle Ford, where it has identified 983 drilling locations. As of September 30, 2013, it had six rigs running and it plan to drill 126 wells in 2013 (of which 100 have been drilled through September 30, 2013), representing 58% of its total wells planned in 2013.
Wolfcamp Shale
The Wolfcamp Shale is located in the Permian Basin, which has produced more than 29 billion barrels of oil and 75 trillion cubic feet of gas over the past 90 years and is estimated by industry experts to contain recoverable oil and natural gas reserves exceeding what has already been produced. With oil production of over 880 one thousand barrels per day from over 80,000 wells during the six months ended June 30, 2013, the Permian Basin represented 51% of the crude oil produced in the State of Texas and approximately 17% of the crude oil and condensate produced onshore in the lower 48 United States. As of September 30, 2013, it had three rigs running and it plans to drill 65 wells in 2013 (of which 48 have been drilled through September 30, 2013), representing 30% of its total wells planned in 2013.
Altamont
The Altamont field is located in the Uinta Basin in northeastern Utah. Its operations are primarily focused on developing the Altamont Field Complex (comprised of the Altamont, Bluebell and Cedar Rim fields). It owns 170,523 net (315,272 gross) acres in Duchesne and Uinta Counties, making it the ease owner in the Altamont Field Complex. Its activity is mainly focused on the development of its vertical inventory on 160-acre spacing. The Company has identified an inventory of 1,135 drilling locations (781 vertical and 354 horizontal). The industry is piloting 80-acre vertical downspacing programs in the Wasatch and Green River formations and horizontal development programs in the multiple shale and tight sand intervals. Product Services and Other

Real Estate Operations
The Company conducts its Real Estate business through AMREP Southwest, with these activities occurring in the City of Rio Rancho and adjoining areas of Sandoval County, New Mexico. Rio Rancho consists of 91,049 acres in Sandoval County near Albuquerque, of which approximately 74,100 acres have been platted into approximately 114,680 residential and commercial lots, approximately 16,500 acres are dedicated to community facilities, roads and drainage and the remainder is unplatted land. As of April 30, 2012, approximately 91,000 of these residential and commercial lots had been sold by AMREP Southwest net of lots repurchased and those returned to AMREP Southwest by deeds in lieu of foreclosu! re. At Rio Rancho, AMREP Southwest develops both residential lots and sites for commercial and industrial use as demand warrants, and also secures entitlements for development tracts for sale to homebuilders.
